Medical City occupies about 650 acres in Lake Nona and holds the UCF Health Sciences Campus, including the College of Medicine and the Burnett School of Biomedical Sciences, alongside clinical, research and veterans facilities. The commercial district that grew around it is newer still: a six story multi tenant office building of roughly 155,000 square feet in the Town Center, a three building corporate headquarters campus on Marwick Lane whose tenants include a global professional services capability center, and employers including Verizon, KPMG and the United States Tennis Association. A further 60 acre health and wellness campus is due to open here in late 2026.

Two things follow from that history. First, the building stock has none of the deferred maintenance that shapes security work in older submarkets. Doors close, lighting works and garages are new. Second, almost nothing here has a long incident record to plan from, because the tenant has been in the building for three years and the district around it changed twice in that time.

The other thing that separates Lake Nona from every other office submarket on this list is the clock. A district anchored by hospitals, a medical school and research buildings has people arriving and leaving at every hour of the night, and its commercial buildings sit inside that rhythm. An office tower downtown is empty at three in the morning. A Lake Nona garage at three in the morning has cars in it and people walking to them.

What a Town Center office post covers

A multi tenant building here is a lobby, a vertical stack of suites and a garage, and the post runs across all three. Through the business day the officer holds the desk, checks credentials, issues and collects visitor passes, signs in contractors and couriers and keeps the visitor log. Around it the round covers the elevator lobbies, the stair towers, the loading area and every level of the garage, with the roof deck included because that is the level nobody else reaches.
